A part-time home
Snowbird or second home
The real cost of a home you only live in part of the year: every bill, per night you actually use it, next to renting the same stay.
Behind the numbers
How it works
Every bill, for the full year
Principal and interest (30 years) × 12 + property tax + insurance + HOA × 12 + upkeep + utilities and home watch × 12 + trips × travel cost, minus rental income after rental costs.
Equity
The principal you pay in year one is money that comes back to you when you sell, so the real cost subtracts it.
Per night
The real cost ÷ nights you stay. Renting instead = nights × the nightly rate + the same travel costs.

What each input means
| Rate | Second-home and investment loans can be priced differently from a primary home. Use a lender quote. |
|---|---|
| Utilities and home watch | A home that sits empty still needs power, internet and someone checking on it. |
| Rental income | Renting a second home can change the loan type, insurance and taxes. Ask before you plan on it. |

Questions
Good to know
Does renting it out change anything?+
It can change the loan you qualify for, your insurance and your taxes, and some HOAs and towns limit short-term rentals. Check each before counting on rental income.
Is the home’s value change included?+
No. Only principal paid is counted as coming back to you. Any change in value is left out on purpose.
