Before you list
Fix before selling
Which repairs to do, which to skip, and which to price in. You enter rough costs and what each might add, and the list saves as you go.
Behind the numbers
How it works
Your numbers
For each item you enter a rough cost and what it might add to the sale price. Nothing is filled in for you, because costs and value vary by home and area.
Your call
Fix it, skip it, or price it in. “Price it in” means you leave it and expect the price or a credit to reflect about what it costs to fix.
The math
Net from fixes = what the “fix it” items may add minus what they cost. Items you have not decided on get a nudge: if it may add more than it costs, it is worth a closer look.
Adjust it
What each input means
| Cost to fix | A quote, or your best guess until you have one. |
|---|---|
| May add to price | What a buyer might pay more for it, or knock off for it. Morgan can help you judge this at your price point. |
| Your call | Fix, skip, price in, or not sure yet. |

What if I do not know what a fix adds?+

Do I have to disclose things I do not fix?+
Disclosure rules vary by state. Ask Morgan and, if needed, a real estate attorney what you must disclose.
