    Behind the numbers

    How it works

    01

    Start with the price

The sale price you enter, before anything comes out.

    02

    Take out the costs

Each commission and your closing costs are a percentage of the price. Credits, repairs, taxes or dues owed, and anything else are the dollar amounts you enter.

    03

    Pay off the loans

Your mortgage payoff and any second loan or HELOC come out last. What is left is your net: price minus costs minus payoffs.

    What each input means

Sale priceThe price you expect to accept, not the list price.
PayoffsFrom your lender’s payoff statement. It is usually a little more than your balance because of interest to the payoff date.
CommissionsWhatever you agree to in writing. The numbers shown are examples only.
Closing costsTitle, escrow, recording and any transfer taxes. These vary a lot by state and county.
Taxes and dues owedProperty tax or HOA dues you owe up to the closing date.

    When to use it

    Questions

    Good to know

Why is my payoff higher than my balance?+

A payoff includes interest up to the day the loan is paid, and sometimes fees. Ask your lender for a payoff statement dated near your closing.

Does this include capital gains tax?+

No. Ask a tax professional whether any gain on the sale is taxable for you.
