Selling and buying
Move-up math
What your equity does in a bigger home: the down payment it makes, the new loan, and the new monthly payment next to today’s.
Behind the numbers
How it works
Equity
Sale price minus selling costs minus your payoff.
Down payment
Your equity minus the cash you keep back. It cannot be more than the next home’s price.
New payment
Principal and interest on (price − down payment) over 30 years, plus property tax, insurance ÷ 12, HOA, and PMI if the down payment is under 20%.
Debt
The new loan next to what you owe today, so you can see how much more you are borrowing.

What each input means
| Sale price and payoff | Morgan’s price opinion and your lender’s payoff statement. |
|---|---|
| Cash kept back | For moving, furniture, repairs and a cushion. |
| Rate, tax, insurance, PMI | Examples only. Use a lender quote and the county’s tax rate. |

Selling and buying
Two closings are where moves slip. This path puts both on one calendar, shows what a gap would cost, and starts your price opinion, so the backup plan is written before you list.
