Offer strength—
Checklist—

A checklist for weighing terms, not a prediction of what a seller will accept. Every seller weighs things differently.

An estimate for planning, not an appraisal, a loan offer, or legal, tax or financial advice.

    Behind the numbers

    How it works

    01

    Morgan’s checklist

Each term earns points. Price against list (up to 3), how you pay (cash 3, conventional 2, FHA, VA or other 1), lender letter (underwritten 2, pre-approval 1, pre-qualification 0, none −1), earnest money (3% or more of the offer 2, 1% or more 1).

    02

    Terms

Inspection period of 7 days or less 2, up to 10 days 1. Any low-appraisal coverage 1. No home-sale contingency 2. No credits asked 1. Move-out flexibility 1.

    03

    The score

Points earned ÷ 17 possible, as a percentage. 75% and up reads as strong, 55% and up as competitive.

    Adjust it

    What each input means

Offer and list priceYour offer as a share of list earns more the closer it is.
Financing and lender letterSellers often look for certainty that the loan will close.
Earnest moneyThe deposit you put down when the offer is accepted. Rules for getting it back are in your contract.
Inspection periodShorter can read as stronger. Morgan does not suggest skipping an inspection without a real conversation.

    Questions

    Good to know

Does a high score mean my offer will win?+

No. It is a checklist of terms sellers commonly weigh. What the seller needs most, like timing or certainty, can matter more than any score.

    Should I waive the inspection?+

Morgan does not recommend it without a real conversation about the risks. A shorter inspection period is often a better way to strengthen an offer.
