Timing a sale
Sell now or wait
Selling now next to selling later, side by side: your price and rate assumptions, what waiting costs, and what it does to the next home.
Behind the numbers
How it works
Selling now
Today’s price minus selling costs minus your payoff is the cash you have for the next home.
Selling later
Your price grows (or shrinks) by your yearly guess for the months you wait. Your payoff drops by the principal you pay. Your monthly cost to keep the home is subtracted for every month you wait.
The next home
Its price moves by your second guess. The cash from each sale goes to the down payment, and the rest is a 30-year loan at the rate you enter for that scenario.
Adjust it
What each input means
| Value change per year | Your assumption. Nobody knows future prices, so try a few, including zero and a drop. |
|---|---|
| Monthly cost to keep it | Everything but principal: interest, taxes, insurance, HOA, upkeep. |
| Principal paid down | From your mortgage statement. |
| Rates | Today’s from a lender quote, and your own guess for later. |

Questions
Good to know
Can it tell me what prices will do?+
No. It only shows what happens under the assumptions you enter. Try several, including a price drop, and see how much the answer moves.
Why does waiting cost money?+
Every month you own the home you pay interest, taxes, insurance and upkeep. Principal is not counted as a cost because it comes back to you at the sale.
